Landlords Agency Agreement
The Landlords Agency Agreement is an important document explaining the Tenant Finder, Fully Managed and Rent Guarantee service options available, as well helping the landlord understand exactly what each service entails and provides. It is vital the agreement is signed and sent to us prior to the Tenant moving into the property.

Assured Shorthold Tenancy Agreement
A Tenancy Agreement is a legally binding document which details the obligations and responsibilities of the Tenant and the Landlord. It is important that the Landlord reads and understands the document before signing as there may be important issues or clauses you require including. Client Statement
The Client Statement is sent monthly to our Landlords using our Fully Managed Service. The statement outlines the rental income, and the expenditure such as minor repairs and maintenance conducted by our team of Handymen, Plumbers and Electricians and our and agency fees. The monthly statement can be used to simplify the end of year Tax and Accounts.
Landlord Reference
Let-Leeds firmly believe that the best way to ensure our Tenants are of a high standard is to take a reference from the previous Landlord. At this stage we take the time to speak personally with the previous Landlord to verify that the tenant has met their monthly rent on time, paid their utility bills and left the property in a clean and well maintained.
Employer Reference
We conduct an Employer Reference to verify a Tenants employment status and ensure our Tenants are able to meet their monthly rental obligations.
Inventory Checklist
The Inventory of a furnished house ensures the Tenant is mindful of their responsibilities towards all the furnishings and fittings. The Landlord may like to conduct the Inventory themselves in which case this document will come in very handy. Let-Leeds conduct a full inventory on furnished properties under the Fully Managed Service if requested by the Landlord.
Deposit Prescribed Information
Now that important legislative changes have taken place, Landlords must provide Tenants with important prescribed information within 14 days of securing the bond with an authorised deposit protection service. This form can be used in conjunction with securing a bond with the Deposit Protection Service. Of course, Let-Leeds can offer a Bond handling Service on your behalf, or offer any advice you may require.
Tenant Payment Schedule
We know that obtaining your monthly rental payment on the day its due is vital, which is why we make it quick and simple for your Tenant to understand their rental obligations. The Tenant payment Schedule lists the amount to be paid and the date the payment is required. In the majority of cases the tenant will set up a monthly standing order, however Let-Leeds can accept rental payments through any Lloyds TSB branch. Alternatively, DSS applicants can request payment directly to Let-Leeds from Leeds City Council.
Tenant Check-In Information
The Tenant check-in can be performed by the Landlord if required, and if so, this document will help verify all the important information regarding the property which the Tenant requires, helping them feel comfortable moving into their new home. Let-Leeds carry out a personal check in service with all our Tenants for all our managed properties.
