Making Moving Simple

  1. Take a look at our Properties or Register your details.
  2. Contact us to arrange a viewing, to make things really easy we're more than happy to do evening and weekend viewings.
  3. Once you've chosen your perfect property, you can complete all the paperwork online! Simply go to the Online Application!
  4. You can reserve your favourite property for 7 days by calling the office on 0113 320 2000. To do this you will need to pay the application fee as well as the holding fee (which will go towards the full deposit at a later date). We will send you the Let-Agreement form and ask you to confirm the details.
  5. On completion, we'll sign the agreements and collect the bond - All deposits are held with the DPS for your safety and protection.
  6. On move in day, we'll meet you at the property and hand over the keys at an agreed time.

Maintenance

Once you're in the property, you can contact us if you ever have any problems.

You can report a Maintenance Issue at any time, and we promise to get on the case within 24 hours. Sometimes we may need to conduct major repair works which may take some time, but usually we aim to get minor issues resolved within 48 hours.

Leeds City Centre, Alwoodley, Armley, Bramley, Burley, Burley Park, Chapel Allerton, Farsley, Headingley, Hyde Park, Kirkstall, Meanwood, Pudsey, Rodley, Stanningley.

Application Process

An application fee is payable to Let-Leeds in all cases. The application fee protects ourselves, our Tenants and our Landlords. We ensure our Landlords are also verified to protect the best interests of our tenants. An application fee of £180 +VAT for single tenancies, or £ +VAT per tenant on Joint Tenancies is stated and charged in all cases.

Once an Admin Fee is taken, we will remove the property from the market whilst the paperwork is finalised and further checks are carried out.

These will form of Employment checks, previous Landlord checks and Credit Reference checks. A Guarantor will be required for those that we alerted to by the credit checking procedure, or those that are self-employed, employed less than 6 months in their current job, students, or those with a lower income.

Once the checks are carried out and the Tenant is accepted, we will then require the Bond to be paid, as well as completing the Tenancy paperwork.

The Administration fee is a non-returnable fee charged by letting agents to cover the time and administration relating to the lettings process. This fee is due before the property can be taken off the market and cannot be returned in the event of the tenant deciding they no longer wish to complete the letting of the property.

In certain circumstances Let-Leeds will transfer the admin fee to another property of your choice. In the event of the Tenant being turned down by credit reference agencies, we will seek a Guarantor for the property.
