An application fee is payable to Let-Leeds in all cases. The application fee protects ourselves, our Tenants and our Landlords. We ensure our Landlords are verified to protect the best interests of our tenants, in the same way we need to verify our tenants. Once the application fee and holding fees have been collected, the property will be secured for 7 days whilst the application paperwork is carried out.
These will form of Employment checks, previous Landlord checks and Credit Reference checks. A Guarantor will be required for students or those that are Self-employed or unemployed. Once the checks are carried out and the Tenant is accepted, we will then require the Bond to be paid on the same day as signing contracts.
In certain circumstances Let-Leeds may be able to transfer the fee to another property of your choice. In the event of the tenant being turned down by credit reference agencies, we will seek a Guarantor for the property.
The Administration fee is a non-returnable fee charged by letting agents to cover the time and administration relating to the lettings process.
