Making Moving Simple

  1. Take a look at our Properties or Register your details
  2. Contact us to book a viewing, we also do evening and weekend viewings
  3. Once you've chosen your perfect property, you can complete all the paperwork online! Simply go to the online application
  4. To secure the property you like, you can transfer the Admin fee of £150 which covers all the costs of setting up your tenancy, prior to completing your paperwork
  5. To complete the process we will require payment of the Bond and a Guarantor. All deposits are held with the DPS
  6. Once the contracts are signed, we'll meet you at the property on move-in day, and handover the keys at an agreed time

1 Bed DSS Property Leeds
Applicant must be on a Full 1 Bed Rate DSS allowance (ie) £103 p/week, No top-ups
Applicant must be over 25 years of age
Tenant to provide a Bond of £450 + Application Fee of £150
Guarantor supplied, someone in Full Time Employment
6 Month Tenancy Agreement is signed, then extended as agreed following a property Inspection

2 Bed DSS Property Leeds
Applicant must be on a Full 2 Bed Rate DSS allowance (ie) £127 p/week, No top-ups
At least one or two adults over 21 years of age with one or two children
Tenant to provide a Bond of £500 + Application Fee of £150
Guarantor supplied, someone in Full Time Employment
6 Month Tenancy Agreement is signed, then extended as agreed following a property Inspection

3 Bed DSS Property Leeds
Applicant must be on a Full 3 Bed Rate DSS allowance (ie) £149 p/week, No top-ups
At least one or two adults over 21 years of age with two or three children
Tenant to provide a Bond of £650 + Application Fee of £150
Guarantor supplied, someone in Full Time Employment
6 Month Tenancy Agreement is signed, then extended as agreed following a property Inspection

4 Bed DSS Property Leeds
Applicant must be on a Full 4 Bed Rate DSS allowance (ie) £219 p/week, No top-ups
At least one or two adults over 21 years of age with three to five children
Tenant to provide a Bond of £650 + Application Fee of £150
Guarantor supplied, someone in Full Time Employment
6 Month Tenancy Agreement is signed, then extended as agreed following a property Inspection

5 Bed DSS Property Leeds
Applicant must be on a Full 5 Bed Rate DSS allowance (ie) £335 p/week, No top-ups
At least one or two adults over 25 years of age with four to ten children
Tenant to provide a Bond of £650 + Application Fee of £150
Guarantor supplied, someone in Full Time Employment
6 Month Tenancy Agreement is signed, then extended as agreed following a property Inspection


Application Fees

An Admin fee of £150 per property is charged in all cases. Once an Admin Fee is taken, we will remove the property from the market whilst the paperwork is finalised and further checks are carried out.

The Administration fee is a non-returnable fee charged by letting agents to cover the time and administration relating to the lettings process. This fee is due before the property can be taken off the market and cannot be returned in the event of the tenant deciding they no longer wish to complete the letting of the property.

In certain circumstances Let-Leeds may be able to transfer the fee to another property of the Tenant's choice.


Bond

A full Bond is required, prior to signing the Tenancy Agreement. The bond is set in line with the number of Bedrooms in the property;

1 Bed Properties require a £450 Bond
2 Bed Properties will require a £500 Bond
3, 4 and 5 Bed Properties all require a £650 Bond

If Leeds Housing Options are paying your bond, we will discuss the bond directly with them, and upon written confirmation of your Bond Payment, Let-Leeds will allow you to move into the property before the Bond is transferred.

All Bonds are kept with The DPS Deposit Protection Scheme and are paid back within 10 days of final property inspection and return of keys. Your Bond may be forfeited if you do not give us at least 1 month's notice of ending your tenancy.


Duration of Tenancy

In all cases, for Leeds Housing Benefit Tenants, Let-Leeds will start the Tenancy on a 6 month Contract. Prior to completion of your Tenancy, Let-Leeds will arrange to inspect your property.

Once we have confirmed that your property is in good order, and on the condition that all rental payments have been met as agreed and on time, Let-Leeds will then be happy to sign you to a longer duration of Tenancy of your choice.


Guarantor

A Guarantor will be required for ALL tenants that are NOT in Full Time Employment. Your Guarantor must be personally known to you and must be in Full Time Employment. We will carry out checks on the Guarantor and they will be used as a Guarantee against your rental payments.

If your rent is paid on time, there will be no need to contact your Guarantor. Let-Leeds strongly advise you to seek direct payment of DSS Leeds Housing Benefit if you have ever been in arrears with your rent.


Housing Benefit Rates

Leeds City Council set the Local Housing Allowance at certain rates, which may change slightly during the course of the year. To apply for a property as a Housing Benefit Tenant you must be in receipt of Full Housing Benefit and provide us with your claim number to show this. If you are a new claimant, we will require proof from Leeds City Council that you are entitled to full Leeds City Council Housing Allowance.

If you are on a 2 Bed rate, you may apply for any of our 2 Bed DSS accepted properties. Unfortunately, we cannot accept you for a 3 or 4 bed property if you are on a 2 Bed LHA Rate as we cannot accept Top-ups. Unfortunately, for now, we cannot accept sharers on the Room Rate Housing Allowance.

We work with Leeds Housing Options and Leeds Benefits Service. Let-Leeds are supporters of the Leeds Landlord Accreditation Scheme.

Leeds Tenant Accreditation Scheme is designed to give Tenants the competitive edge when applying for private sector rented housing. We are happy to endorse our tenants which we feel honour their Tenancy Agreement and are responsible Tenants.


Maintenance

Once you're in the property, DSS Tenants can contact us easily to report any maintenance or repair issues. You can report a Maintenance Issue at any time.

Please only report a problem via email or the online Repair Request Form so that we can track exactly when the job was reported and completed. Let-Leeds aim to resolve all minor issues and repairs within 48 hours, if reported via the online repair request form.


Payment of Rent

Let-Leeds set the rental payments to fall on the days of your Leeds DSS Payments. We require payment of Rent within 5 days of receipt of your Housing Benefit Payment.

If you feel you cannot manage this, or you have had rental arrears in the past, Let-Leeds strongly recommend that you apply for Direct Payment of Housing Benefit to the Agent. This will ensure you do not get into debt with your rent, and we will not have to contact your Guarantor.


Property Inspections

Let-Leeds carry out either 3-monthly or 6-monthly property inspections. If your property is kept clean and tidy, we will be happy to extend your Tenancy if required.

Pets are not allowed in any circumstance, unless you have written confirmation from us. If Pets are found at the property without written consent, the Tenant will be liable to pay for professional cleaning.


Relocating to Leeds

We offer a fantastic service for those moving to Leeds for the first time, or moving back to Leeds. The process is simple, tell us your wishes, we'll lend our advice and present the best houses we can find. We charge an up-front fee of £150 to cover the extra time to find the right property.

Contact us with your property criteria, area and budget, and we'll give you advice and carry out initial research, making the most of our local property knowledge to find you the right home in the right location within your budget.

Sharing Agreement

A Sharing Agreement should be signed along with the Tenancy Agreement. This will give us access to speak about your claim with Leeds City Council Housing Benefits. It is important we speak to LCC to determine your claim, payment dates and changes in your circumstances. It also allows us to set up direct payment of rent.
