As we predicted, the Government has proposed detailed regulations for enforcing mandatory five-year electrical safety checks for all properties in the Private Rented Sector, to come into effect from July this year.
5-yearly testing has been mandatory for HMO's, but the new legislation will replace current requirements and be extended to all properties across the private rented sector, therefore having an impact on every Landlord.
Let Leeds has been anticipating this legislation for some time, reporting these changes in May 2018. We have helped our managed Landlords to not only prepare for this inevitable change, but also be proactive about ensuring the highest levels of Tenant safety.
We have also been working alongside our preferred electrical contractors to provide better value for money for our Landlords. By leveraging economies of scale, we've been able to agree favourable terms on pricing of the electrical certification.
What does it mean?
Subject to approval in the Houses of Parliament, once in effect, Landlords and Agents will need to ensure electrical installation inspections and testing are carried out for all new tenancies in England from 1st July 2020 or from 1st April 2021 for existing tenancies.
Local authorities will be able to impose a financial penalty of up to £30,000 for a proven breach of the regulations, with multiple penalties for multiple breaches.
What do you need to do?
