2 Bed Family Property in Leeds
Applicant must be in full time employment, at least one or two adults over 21 years of age with
one or two children, Tenant to provide a Bond of 1 months' rent + £100 as well as the Application
Fee. Where the applicant has not been in full time employment for more than 12 months, we may
ask for a Guarantor to be supplied. A six month Tenancy Agreement can be agreed with a view to
extending this if required following a satisfactory property Inspection.
3 Bed Family Home in Leeds
The main applicant must be in full time employment, earning 2.5 times the rental amount.
Landlords will normally accept one or two adults with between 1 and 3 children. A bond of 1
months' rent plus £100 will be sought prior to signing the tenancy Agreement. A Guarantor may
be required if there is any adverse credit history or no previous rental experience. 6 Month
Tenancy Agreement is usually signed, and then can be extended as agreed following a property Inspection.
4 Bed Family House In Leeds
The joint family income should be at least 2.5 times the rental amount asked. Landlords will
normally accept one or two adults with between 1 and 4 children. A bond of 1 months' rent plus
£100 will be sought prior to signing the tenancy Agreement. A Guarantor may be required if there

usually signed, and then can be extended as agreed following a property Inspection.
An Admin fee is charged in all cases. Once an Admin Fee is taken, we will remove the property from the market whilst the paperwork is finalised and further checks are carried out.
The Administration fee is a non-returnable fee charged by letting agents to cover the time and administration relating to the lettings process. This fee is due before the property can be taken off the market and cannot be returned in the event of the tenant deciding they no longer wish to complete the letting of the property.
In certain circumstances Let Leeds may be able to transfer the fee to another property of the Tenant's choice.
A full Bond is required, prior to signing the Tenancy Agreement. The bond is set in line with the number of Bedrooms in the property;
All Bonds are kept with The DPS Deposit Protection Scheme and are paid back within 10 days of final property inspection and return of keys.
In all cases, for Leeds Housing Benefit Tenants, Let Leeds will start the Tenancy on a 6 month Contract. Prior to completion of your Tenancy, Let Leeds will arrange to inspect your property.
Once we have confirmed that your property is in good order, and on the condition that all rental payments have been met as agreed and on time, Let Leeds will then be happy to sign you to a longer duration of Tenancy of your choice.
A Guarantor will be required for tenants that have been in employment less than 12 months, or have no history of renting, or those with any adverse credit rating. Your Guarantor must be personally known to you and must be a UK-based home-owner. We will carry out checks on the Guarantor and they will be used as a Guarantee against your rental payments.

Let Leeds set the rental payments to fall on the 1st day of each month. The rent is payable via standing order and you should set the standing order up with your bank. A late payment fee will be levied on payments received late.
Let Leeds will carry out at least one property inspection during the initial term of your tenancy. If your property is kept well, we may then decide to inspect the property on an annual basis. If there is no reason to issue warnings post property inspection, we will be happy to extend your Tenancy as you require.
Pets are not allowed unless you have written confirmation from us. If Pets are found at the property without written consent, the Tenant will be liable to pay for professional cleaning and any other costs attributed to the breach of tenancy.
